High Density Housing / Commercial - Addition / Alteration - ***PART 5& 3***Interior and exterior alterations to this 2 level wood frame existing Church (Synagogue). The proposed work involves demolition of portions of the existing building at the south end and the north end in order to expand those spaces. The north end of the building including the exterior entrance stair structure is being enlarged and revised to accommodate an elevator and generally to increase the accessibility features. At the south end of the building there will be an addition for classrooms and offices. A new ramp as a secondary access to the 2nd floor of the building will be installed. A new terrace is being created on the east side with new doors from the existing Social Hall being added to access the terrace. The heating system is to be revised to convert away from gas furnace to electric heat pumps. The existing kitchen is being enlarged. There are three new washrooms, two are replacing existing ones and one is additional. The total will now be 4. No grease laden cooking proposed All gas is being removed from the site. The kitchen range is to be changed to electric and the heating system is being converted as described. the Fire Alarm system is for the Elevator only as the building Occupant Load is programmed for fewer than 300 people and there is no room with an occupant load of more than 150 people. Revision 1 - cost cutting amendments made to the scope of the project. They include deletion of the extension to the kitchen, reduction of some landscape elements such as the deletion of pergolas at the gates on Fraser Street and 10th Avenue, the reduction of the raised timber planters, and the thinning of some planting.
